Your water heater is getting old
In general, most water heaters should be considered for replacement after 10 years. If your water heater is in a location that will cause damage to your home if it leaks, it is strongly recommended you get it replaced after 10 years.
Over time, sediment will gather at the bottom of your tank and will harden as it is heated and reheated. When this happens, you can often hear a banging or rumbling sound coming from the water heater as it warms up. This is a sign your water heater is at the end of it's useful life.
A good practice is to drain your water heater once to twice per year. This will help eliminate sediment build up and increase the life span and efficiency of your tank.
If you discover rusty water coming from only the hot side of you faucets, this could be a sign your water heater is rusting away from the inside and it could soon leak.
However, if you have galvanized piping, you may have rusty pipes. A good test to avoid replacing a functioning water heater is to drain a few five-gallon buckets of hot water out of the water heater. By the third bucket, if the water from your heater is still coming out rusty, then most likely the water heater (not the piping) is at fault.
Water around your tank
If you notice water around your tank, a small crack could be the culprit. As the metal tank heats up and expands, the crack will get larger and start to leak out onto your floor. A leaky valve or pressure relief could also be the cause of water on your floor so look over everything.
